I stayed for 3 days at Hotel D Villa at Balewadi, Pune in May 2023. The rooms are plush, clean and very spacious. All facilities and services are superb. The staff is very helpful & polite. Owner Mr. Nikhil is also helpful & very polite. I would highly recommend this for everyone.

building in good condition, food service bad, billing system worse
Watch for extra.charges at this property. Their business model seems to be to offer a low initial price through various consolidators, then to hit you for additional charges to make up their profit. I stayed for two days at a good rate provided by MakeMyTrip, but I had to extend for a day, and mistakenly thought the hotel would extend at that same rate (because that's the practice of many hotels in my home country in my experience). Wrong. They charged me more for one night, buying directly from them, than I paid for two nights buying through MakeMyTrip.
Also: a. the air conditioner drips onto the bed
b. their breakfast menu has French toast and aloo paratha on it, but they don't have these, nor do they have a common Indian breakfast item, puri bhaji.
c. they charge significantly extra for early checkin.
d. they don't put the anti-mosquito solution in the room unless you request it
e. they didn't clean the room on that last (double expense) day.
So understand that you're getting a budget hotel when you buy through MakeMyTrip, enjoy that price, don't expect a lot, and make any extensions through the consolidators. Don't give the hotel a chance for last-minute gouging.
That said, the people at the front desk are congenial, pleasant (except the boss who charged the high price for the extra day--he's probably also responsible for the fact that the kitchen doesn't have the supplies to provide the items on the menu). It's an old problem in Indian hotels--nice front desk people, but management more concerned with grasping for profit than anything else.
Noise: the street is quiet, so you don't get horns beeping. You do, however, get dogs barking from neighboring properties.
